Next, we prepare the listing during the pre-market stage, which allows us to build anticipation, drive demand, and help us get the best possible offer, faster. This stage includes preparing a custom marketing plan, and preparing the property with repairs, staging, floorplans, photography, video, and inspections. We use a unique platform that gives your home valuable exposure to both agents and consumers before it officially hits the market and begins accruing ‘Days on Market.’ We then launch the listing officially on MLS, and all major relevant real estate websites and publications.
In the on-market stage, we utilize print and digital advertising and our vast network of local realtors to position your property to be widely seen. We show and sell your property with broker tours, open houses, and by proactively following up on all buyer leads, which often come through our tight internal connections with the top agents in the city.
During negotiation, we will guide you with practiced experience through reviewing offers and accepting one, as well as planning for possible back-up offers. If needed, we handle or advise on contingency removal, and guide you step-by-step through contract signing. During escrow, we facilitate any final inspections, title transfer, and property disclosures. After closing, we then prepare your final sales report.

This includes cleaning, painting, and ensuring that a home is 100% ready to show before it ever goes on the market. We bring in professional photographers for both day and nighttime property photos, obtain staging quotes, and create a 3D virtual tour. This ensures that our listings do not accrue critical days on the market that are not resulting in sales. We test our goal price point before officially going to the market, and start to generate buzz about your home.
Our pre-market advertising strategy includes social media and email campaigns to consumers and real estate agents. That email list includes the 3,000 Compass agents located across 87 offices throughout the Bay Area. Additionally, we have over 10,000 renters on our email database, and we often sell homes off-market from our luxury renter connections. The MD To-Do List: Stage 2
After all of the pre-market positioning that prepares your home to be seen in the best possible light, we change your listing status from coming soon to active. Your listing is automatically syndicated to over 800 websites for maximum digital coverage, including Trulia, Redfin, and Zillow. We use custom open-house signage that includes a QR code, which provides a virtual tour and relevant listing details immediately to passersby.
Our thorough pre-marketing often makes the active stage of your sale a very short one, but even if you receive offers within minutes of putting a listing on the market we always prepare for beautifully staged open houses, and keep interest high through our referral network of potential buyers.
While we are committed to maximizing our effective use of new technology in our marketing campaigns, oftentimes good old fashioned networking brings in our sales. We have great connections with the concierges in local condo and rental buildings, who have lots of walk-ins and always refer potential buyers to us along with brochures of our most recent listings.
